Terms and Conditions of Applicant (Tenant) Approval

Before any tenancy application will be considered each applicant must achieve a minimum of 100 check points.

Last 4 Rent Receipts 50 Points
Drivers Licence 40 Points
18+ Card 30 Points
Passport 30 Points
2 Written references from previous agent 20 Points
Current vehicle registration papers 20 Points
Copy of previous utility account 10 Points (Each)
Copy of bank statement 10 Points
Copy of Birth Certificate 10 Points
4 Recent Pay Slips COMPULSORY

If you are not able to meet the 100 security check points, please discuss this matter with the Property
Management staff.

  • All prospective tenants must complete the application in full
  • Notification of acceptance will usually be provided within 48 hours from the time the completed
    application is received.

Once we communicate acceptance of the application, we require the following;

  1. The first week’s rent as a deposit. (Within 24 hours of Acceptance)
  2. All parties are to make a time as soon as possible to sign the relevant paperwork.
  3. All parties are to be present at the one time. No separate appointments will be made for the lease sign up unless prior arrangements have been made. Approvals of these arrangements
    are to be made at the discretion of the Senior Property Manager.
  4. At the lease sign up we will provide you with the opportunity to discuss any other questions
    you may have.
  5. If approved for tenancy, the bond payment (4 Weeks and 2 Weeks in advance) must be
    paid via bank cheque or cash to our office.
  6. All our tenancy agreements are condition upon a bond received equivalent to four (4) weeks rent.
  7. Rental bond loans are not accepted unless authorised in advance. Please contact the Department of
