Q:How long does an application take to be processed?
A:Once we have received a fully completed application we require two working days to complete the assessment process; our office will then make contact with you to advise of the outcome.
Q:How much information do I need to supply with my application?
A:Please read through the application thoroughly and provide all the supporting documentation as required.
Q:What happens if my application is approved for a property?
A:Your property manager will contact you to arrange the signing of the tenancy agreement and payment of full bond and two weeks rent. All leaseholders will be required to be present at time of signing. The property is not secured for your tenancy until this takes place.

Q:Do we accept bond transfers?
A:No, it is our policy that we do not accept bond transfers, nor do we transfer exsiting bonds.
Q:What rent payment methods are accepted?
A:The ONLY approved methods for payment of rent are, MaxCard, direct deposit, cheque and money order.

Q:Once in tenancy how often are routine inspections carried out?
A:A routine inspection will be held three times a year. You will receive written notice of this inspection. This inspection helps us acertain any maintenance required at the property as well as the condition that the property is been kept in. The results of routine inspections of the property may decide if your lease will be renewed.

Q:What happens if I need to break the lease prior to the end date?
A:Documentation needs to be completed with our office and the following conditions apply - In order for the agent to re-list the property the tenant must pay the let fee which is 1 weeks rent+ GST immediately. The tenant is then responsible for the rent up to and including the day before a new tenant takes possession of the property. The tenant must also pay for all advertising costs and acknowledge that the property will then be returned to the rental department as per normal vacate requirements. The agent will list the property and coordinate prospective tenant inspections. If you happen to know someone who is interested in the property, please advise them to contact our office for an application form.
Q:What happens if I want to have someone move in during the tenancy?
A:Only those listed on the tenancy agreement are approved to live at the property. If you have someone you want to move in to the property they are not to move in until they have completed an application, it has been processed and approved by our office. Any unapproved applicants living at the property are a breach of tenancy and require us to take action.
Q:What is our policy on rent arrears?
A:We have NO tolerance for rent arrears. It is the tenants resposibility to pay rent by the approved method as per the tenancy agreement. The tenant agrees to pay rent in advance at all times. Remember that your landlord has finanical commitments for the property and rely on you to pay your rent on time. If rent is not paid on time, action will be taken. This action will include phone calls, SMS, letters and written breach notices. We don't like having to take these courses of action but it is our job to ensure that the rent is collected in accordance with the tenancy agreement. Should the rent not be able to be paid on time it is the tenant(s) responsibility to contact our office at the earliest possible time to advise of status of payments.
Q:What happens when I want to vacate the property?
A:Please contact our office as soon as you know to ensure you provide the appropriate written notice for your lease term. We will also then discuss what we require in order for the property to be ready for handing back on your vacate day.
