Commentary

Coolum Beach has benefited enormously from international events such as CHOGM and the PGA tournaments held at the Hyatt Coolum. Where previously it had been a drive-through suburb between Maroochy and Noosa, buyers are now being attracted to Coolum on its own merits, and that has been reflected in the price growth over the last few of years.

Bordered by Yaroomba to the south and Peregian Beach South to the north, Coolum Beach originally attracted mostly local buyers. However, investment buyers have been on the increase - many buying with a view to renting out the property in the short term before moving in when they retire.

With a mix of houses and units/townhouses on offer buyers have a variety of property options to choose from. However, supply is extremely tight in the lowest price bracket and demand shows no signs of letting up.  New development in the area is set to complement the mostly established properties in and around Coolum Beach.

Ongoing retail development and a growing restaurant scene in Coolum now mean residents can enjoy a beach lifestyle without forgoing modern amenities. The Sunshine Motorway also ensures that other areas of the Coast remain easily accessible.
